I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Analysis on Cache Logistics Trust

  • Price = $0.985
  • Yield = 7.93%
  • Price to book ratio = 1.135
  • Asset per unit = $1.168
  • Debt per unit = $0.30
  • Gearing = 25.7%
Cache Logistics Trust is another logistics which offers high yield (similar to AIMS AMP Capital and Cambridge). It manages to secure higher asset yield (Yield divided by asset per unit) compared to the other two which is a plus point. However, it is priced above its NAV which is a minus point. Other details include low gearing.

Compared to the other two featured in the blog, Cache is less attractive. Moreover, it does not fulfil my criteria of "Discount to NAV". I expect price of Cache to stabilise but will have to wait for further details in terms of the Singapore economy, the price of the other two REIT before I even consider this REIT.
