I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Application of Rights of First REIT

I have applied for my entitled rights of 8,750 shares with an excess of 5,250 shares for First REIT. I am expecting at least 1,250 excess shares (I have been getting at least an additional 1,000 excess shares when I apply for rights)

This investments will increase my holdings on First REIT which is giving me a yield of 9.22% and trading at a discount to NAV which fulfills my criteria. In fact, the recent fall in First REIT is an opportunity to invest in it as I don't see why it is falling that much. The only problem is that it has to disclose the renewal of HGB title more frequently so that its investors are informed.

  1. WOW, first reit really dropped a lot after the rights issue.
    I think this is quite normal as before rights issue BB will push up the price and ensure a successful rights subscription, after that will let go and let market to normalize the price on its own.

    Cambridge has been the same after recent rights at 0.535.
    I think this might be sth Reits investors should look out for..
    For longer term, the DPU would be the main factor to drive the Reits share price. Yield at 9%+ is considered attractive.

  2. its because some investor registered in some island which are not entitled for the rights issue. thus, the sell down of the rights and rights fell, mother share follow... once they got rid of the rights, the price stabilized.

    so we can only see the price to appreciate from now. can check sgx announcement....
