I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Mapletree Plans $1.5 Billion IPO for China Assets - WSJ.com: "Mapletree Investments Pte. Ltd. plans to raise up to US$1.5 billion by listing China assets through an initial public offering in Singapore in the first half of 2013, a person with knowledge of the deal said."

This is something worth waiting for. Will look at the details once it is up. According to the article, there are two more coming up so might be a wise choice to park some funds to jump into these opportunities.

  1. Hi I am new to reits and am fascinated by your blog! If a reit is not in Singapore, eg this one to be, which has assets in China and Mapletree Logistics trust which has properties in Asia, will a strong Singapore Dollar be a disadvantage?

      Just managed to see your post today. Yes a strong dollar will be a disadvantage. Therefore, if we are to invest in foreign properties through listed REITs, we got to be mindful of currency risk unless they manage to hedge it.
