I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Analysis of Global Investment Limited (Non-REIT)

Current Price on 7th Aug = $0.147
  • Current Yield = 10.20%  
  • Price-to-book Ratio = 0.689
  • Assets per unit = $0.215
  • Liabilities per unit = $0.02
  • Gearing = 0.80%
  • Secured NAV = $0.164 (111% of trading price)
All along I have always been vested in Global Investment Limited. Its high yield has always been attractive with its secured NAV usually higher than its trading price. This time round, it is still the same.

Yield is at a high of 10.20% which is fantastic. Price-to-book ratio is at 0.689 which is very good as well. They have cleared all their debts so what you buy is what you get with no risk of failing. Its Secured NAV (an estimate from me) is still high at 111% of its trading price.

I bank on the fact that their manager is ST Asset Management Limited which is a wholly subsidiary of our very own Temasek Holdings. Thus, I believe they can't fail or else the entire reputation of Temasek (Singapore's SWF) will be at stake.

Last month, due to some issues (my mistake actually), I wasn't able to transfer monies to subscribe to the rights that I am entitled to. Instead, I went on to buy 135,000 shares from the market at $0.144, pushing my holdings now to 299,377 shares valuing at about $44,000. Yet with this kind of statistics, I am thinking of getting more.

  1. this is a closed end fund, always sells at discount to nav , and subject to performance in the stock and bond market, it has no operating business
