When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Analysis of AIMS AMP Capital REIT

Current Price on 28th May 2015 = $1.49
  • Yield = 7.84%  
  • Price-to-book Ratio = 0.965
  • Assets per unit = $2.337
  • Debt per unit = $0.792 (including current liabilities)
  • Gearing = 33.9%
AIMS AMP Capital REIT has announced that they are going to redevelop another property which will increase their NAV and also their yield. This is again a good sign as it is growth from within.

Current yield is already quite high at 7.84%. With the increase in yield of about 0.35 cents, it will increase to 8.07% which is one of my key entry criteria. Price-to-book ratio will also improve to 0.965 which is still not bad as you are still buying it at a discount to NAV. Gearing is healthy at 33.9%.

Well, I am already vested with 11,000 shares currently in my CPF Investment Account. Will only be looking at this and wait for further news i.e. redevelopment of larger scale.
