I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Subscription of Viva Industrial Trust Private Placement

Dear Readers,

Last Thursday, I stumble upon the private placement of Viva Industrial Trust and found that OCBC Securities is managing it. I called my broker and see whether she can help me apply since they are selling at a discount i.e. $0.785. I am glad that I manage to get 19,100 shares from this private placement.

This private placement has caused the price to drop to $0.815 (8th June) from $0.835. Thus, with 60,000 shares, I am losing $1,200 from it. Luckily with this private placement, I manage to earn close to $600 so still good. Many thanks to my broker who is willing to help and provide good service.

With this subscription, I currently hold 79,100 shares worth $64,500.

  2. Unfortunately, this share price is currently hovering at 79 cents and dividend yield may drop due to further dilution of stapled securities as management fees are paid in the form of shares every other month.

      To me when management fees are paid in units, it means that the management believes that investing in the REIT is the best option.

      Anyway, I am holding for long term.
