When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Updating my portfolio - It has been difficult

Hi everyone,

It has been a while since I updated my portfolio. To be frank, it has been difficult especially November where my portfolio has dropped by about 15k. Moreover, the distribution has been less than expected. Some trades are made which I think is not worth the effort. Here it is.

Mapletree Logistics Trust

I participated in the Rights issue of Mapletree Logistics Trust by buying some shares and subscribing to their rights and excess rights. After that, I made a mistake by selling too early so I have made only $500. It is at least $500 lesser than suppose to be. Nevertheless, it is still good.

ESR REIT

I made a purchase of 55,000 shares of ESR REIT at $0.575 before it XD-ed. Sad to say, the timing hasn't been good and I am sitting at a paper loss. I am banking on their acquisition which should push their yield to 7.5% but have to wait for a while.

With that, here is the updated portfolio. At current rate, I am getting $4.5k per month as passive income which is very good for me. However, the fluctuation of the portfolio might be scary due to leverage. So need to learn how to hold on and think soberly.
