Welcome to my investment blog where I share with you my analysis of REITs in Singapore.
I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.
-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

ReplyDeleteChanced upon your blog which I find it informative. I am a beginner and wish to ask what is the differences in buying REIT and other stock? As it is traded on stock exchange, it value with change bases on market value. So what is the difference between one who buy it lower price vs higher price since one is one getting the yield? Sorry i ask a redundant question

(1) are you just exclusively investing in Reits for the passive income?
(2) How many years are you investing in the Reits and is the "distribution" consistent over the years?
(3) Have you encounter any cash call or right issue from your portfolio so far?
(4) Do you fix to invest or buy certain units of Reits every month or you will time the market?

DeleteThat is a lot of questions. I try to answer all the questions here
1) I invest in business trusts and retail bonds as well. But not other stocks at this point.
2) I have been investing since I turn 21 which is about 12 years. Distributions don't fluctuate too much. However, I must say that distributions seems to be dropping recently.
3) I always get rights issue from the portfolio that I have and I always benefit from it. :-)
4) I don't do monthly averaging (which you have described). To some extent, I do time the market, more to ensure that I don't buy at a high price.

ReplyDeleteI can see the mall is getting more quiet nowadays and always see some tenant moving out occasionally. So, it might be one of the reason of dropping distribution.
Actually I still do not understand the difference of business trust and Reits.
I am still keen to invest in the following as majority of the following properties are based in SG, not sure these are trust or reits though. Do you have any comment?
- CapitaLand Mall Trust,
- CapitaLand Commercial Trust
- Fraser Centrepoint Trust

ReplyDeleteIs the price in this table what you paid for? Seems that these high dividend yield REITS are not able to hold their price. Losses in the price is so much higher than the dividend yield gain.

thanks for sharing. let me say some harsh words.sorry for being candia,but ur portfolio is full of high yielding counters. there is a reason why their yield is high. it may bring u joy when u receive regular dividends, but these counters had little power in weathering storms. be careful with ur capital.

ReplyDeleteyou are sitting only on 25k cash. what if the GFC comes again and all your holdings become half in price? wouldn't you not have enough to average down? (assuming all fundamentals are intact for your counters)

The 10% correction affected the value of my portfolio but the passive income has been relatively quite stable so I am affected but I am not bothered. The interest rate hike will affect REITs but I believe it has been priced in.
DeleteI started seriously building once I started working about 10 years ago. It is very slow from the start because capital is very low and you are just trying to save to invest. However, there will be a tipping point where you realize that your portfolio is significant.
I am currently at net capital gain and I considered it a bonus than an expectation. Don't try to time the market. Work on building your passive income.
