Welcome to my investment blog where I share with you my analysis of REITs in Singapore.

I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

Do enjoy reading my blog and post any comments that you have. I welcome them because it is a time to learn from each other.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

  2. I love your blog so much, it gives me - as new investor many insights about REIT. The holding spreadsheet that you are using is Google Sheet, correct? I wonder how do you calculate the Dividend yield, if you could share with me your Sheet, that would be much appreciated. Cheers.

    If I want to purchase Keppel DC reits and Fraser commercial trust ..
    The market Value nowadays is consider hight or not ?

    Happy New Year. Greetings.

    Recently I have revisited the REIT market after not been trading for almost more than 1/2 year.
    I held 100 lots of Lippomall accumulated over two years, currently register a paper loss of slightly below $5k. Held also 20 lots of Soilbuild slight paper loss of few hundred dollars. Only for today, I sold 40 lots of my Ascendas H-Reit at $0.745 which registered at about $1200 of capital gain. Have been sitting on these for a while. And was thinking to reinvest into other REITs.
    Will have about $110k of cash at this time, but struggling if to add more Lippomall or diversified onto other Reit like Cache Logistic or Sabana. Any advise?

    Currently, I m also considered my position a little highly geared in property investments. Staying in HDB fully paid in a few months time; an apartment 50% geared rented out year-by-year; and a condo probably TOP second half or year end, in which I certainly needed another rental source to finance.

    How much would you advise me to stay invested in REITs? Staying invested means more dividend income though have downside as well.

    Chanced upon your blog which I find it informative. I am a beginner and wish to ask what is the differences in buying REIT and other stock? As it is traded on stock exchange, it value with change bases on market value. So what is the difference between one who buy it lower price vs higher price since one is one getting the yield? Sorry i ask a redundant question
