I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Subscribing of Rights for AIMS AMP Capital REIT

I have just subscribed to the rights entitled to me... 8,750 shares with application of excess shares in hope that they will top it up for me to at least 9000 shares... (I think they will do that because I have successfully did it twice) By the way, here is the data... 
  • Price = $0.22
  • Yield = 9.45% 
  • Price to book ratio = 0.847 
  • Asset per unit = $0.401 
  • Debt per unit = $0.141 
  • Gearing = 35.2%
At current price, it is one of the REIT with the highest yield and its price to book ratio is still below 1 (which means that it is still cheaper than its valuation)... I am thinking of loading more but will do that after the IPO of GLP, Mapletree Investments, and potential rights of First REIT...
