I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Update on AIMS AMP Capital REIT Since XR

New Data since announcement of rights issue and purchase of property.


Price = $0.22
Yield = 9.45%
Price to book ratio = 0.847
Asset per unit = $0.401
Debt per unit = $0.141
Gearing = 35.2%

Ever since I have made a purchase of 25,000 shares at $0.22, the price has increased to $0.235. When it becomes XR, it drops to $0.22 which to me is still fine and great...

At current price, the yield, price-to-book ratio is still attractive. Moreover, the upcoming two IPO from GIC and Mapletree is reported to have less yield. I will still recommend AIMS AMP REIT although I won't be buying... After subscribing to its rights issue, I will have 33,750 shares which is quite a lot...
