When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Analysis of AIMSAMP REIT

Current Price on 28th Jan 2011 = $0.22
  • Current Yield = 9.27%
  • Price-to-book Ratio = 0.824
  • Assets per unit = $0.412  
  • Debt per unit = $0.145
  • Gearing = 35.2%
AIMSAMP Capital REIT is probably the REIT with the highest yield on SGX. Most of the REIT has risen in market value which reduces its yield. AIMSAMP Capital REIT doesn't seem to behave this way. It is kept constant at $0.22 for a long time.

According to my criteria, AIMSAMP continues to fit nicely into my criteria with high yield and discount to NAV. Moreover, I already has 35,000 shares of this REIT which has given me nice yield of $178.50 in the coming quarter.

This REIT is still one of my top priorities for new investments, although I hope that there will be good news on asset enhancements to show that they are good property managers.
