When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Mapletree Commercial Trust to Launch $772 Million IPO - WSJ.com

This would be another opportunity for all to invest in it. I am very keen on this based on the fact that it has a strong sponsor with strong management. The pricing of the commercial REIT will be similar to CapitaCommercial Trust and I will be using that as a guide to see whether it is worth to invest my money in it.

Looks like I need to save up more capital to grab these opportunities.
