I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Lippo-Mapletree Indonesia Retail Trust

With the acquisition of the manager and shares from Mapletree, it is evident that Lippo intend to grow this REIT under its charge with the injection of properties. This is good news for us because it has been dormant since IPO without acquisition or any other positive news. I believe that growth has to be visible before its price can move beyond its current level. It is way too cheap from its NAV compared to First REIT.

I have 10,000 shares in this trust which keeps me vested. Will monitor closely its development.
