When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Updates on Current Holdings

With the repositioning of my portfolio and some additional investments, here are the statistics which I have achieved.

  • Projected Distribution = $5,300 (which is $441 per month)
  • Projected Yield = 9.62%  

  • Current Market Value = $55,530
  • Current NAV = $82,430
  • Market Value-to-book Ratio = 0.674

It is great to see that my monthly portfolio income has increased again to $441 from $350 which is really something I look forward to. Currently, I am looking at reinvestment plan whereby the distribution plan would actually goes back into buying REITs to increase my income.
