I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Analysis on Indiabulls Properties Investment Trust

Current Price on 8th Nov 2010 = $0.30
  • Current Yield = No yield
  • Price-to-book Ratio = 0.578
  • Assets per unit = $0.783  
  • Debt per unit = $0.264
  • Gearing = 14.4%
  • Secured NAV = $0.51
Indiabulls has reported its results on 22nd October 2010 with no dividend declared. However, the rest is still attractive with secured NAV at $0.51 (all loans are guaranteed by its parent) Occupancy is at 60% which I thought was quite good compared to its previous results.

I am not expecting much from this investment. Neither am I going to sell it as it is relatively small (about $1,500)... I will wait for it to stabilize and when they try to sell off their residential project before I make my assessment. Times are good and hope it gets better for India.
