I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Subscribing of Rights for First REIT

My portfolio in First REIT has increased from 7,000 to 18,000 following my entitled subscription rights of 8,750 and excess of 2,250. This means that on paper, I have earned an excess of $450 which is good for me. First REIT is a strong, boring counter which delivers consistent dividends to supplement my income.

It also shows that everytime I applied for excess rights, I am able to get at least one more lot. This time round, I am able to get two more so it is better.
