When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Mapletree Commercial Trust IPO indicative yield 5.2-5.8 pct: IFR | Reuters

Dear everyone, this is the next big REIT IPO which will be listed on SGX soon. However, the indicative yield is, to me, quite low at 5.8%. Most of the established REIT is already trading in that region at unattractive price (even though they are stable). Therefore, there is no upside in pricing (my prediction).

I won't be applying if the yield is really that low unless there are other news like discount to NAV.
