I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Update on First REIT - Switching to Technical Mode

First REIT has breached my selling threshold of $0.78. From now on, it is a premium REIT which does not fit into my portfolio. I am glad that I have made a good investment which appreciates so much (12+% this year and 30% since I invest in it. Remember, capital appreciation in my portfolio is assumed to be zero)

I am switching to technical mode since it has the momentum to move upwards. Once it stabilises/falling behind, then it is time to sell. (It is my first time switching mode so quite nervous and need advice. If you wish to contribute, please comment. Thanks!)

  • Yield = 8.00%
  • Price to Book Value = 1.012
  • Asset per unit = $1.012
  • Debt per unit = $0.231
  • Secured NAV = $0.064
