When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Updates on Current Holdings

With the current purchase, I am updating the statistics of my portfolio. This include some (negative) revisions on the distributions. I admit that I was too optimistic then. (Have to watch myself and be more conservative)
Current statistics include the rights issue which I will be subscribing so that it reflects the right portfolio. (As of 27th October 2011)
  • Projected Distribution for Year 2012 = $5,740 (which is $480 per month)
  • Projected Yield = 8.806%  
  • Assets = $167,780
  • Liabilities = $68,000
  • NAV = $99,024
  • Secured Assets = $13,200
  • Current Market Value = $64,579
  • Market Value-to-book Ratio = 0.6522
