I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

This is another interesting article which everyone should read. The morale of the story, be a REIT unitholder rather than a consumer. I believe it is all about budgeting and financial planning. In a booming economy, everything increases, your wages and expenses. For those whose expenses are more than your wages, you will feel more pain because you get into more debts. For those who saves, you would notice that your monthly savings increases as well. Use it to invest in REIT and be those who receives rent from these shopping malls, office buildings etc and start building a second stream of income.
