When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Selling off Indiabulls

Today, I sold off my stake in Indiabulls as I have run out of patience with them. Moreover, I realize that their cashflow has always been negative for every quarter. Thus, they have been borrowing money to be able to continue to run the Trust. I view this as an alarm to tell me to exit as quickly as possible.

I have been trying to sell it off at a price which is higher but was not possible. Today, I told myself that a reasonable price will be good enough and here it is.

Indiabulls investment is one of my worst investment to date, which generates me no income and depreciates as quickly as possible. The interest has waned so badly that the buy/sell spread is so big. With this little amount of money recovered, I will think of what to do with it later.
