When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Updates on Current Holdings

With the recent sale of Indiabulls and successful subscription of K-REIT Asia, here is the updated holdings. (As of 13th December 2011)

  • Projected Distribution for Year 2012 = $6,124 (which is $510 per month)
  • Projected Yield = 8.975%  
  • Assets = $170,053
  • Liabilities = $71,006
  • NAV = $99,047
  • Secured Assets = $18,600
  • Current Market Value = $68,223
  • Market Value-to-book Ratio = 0.6522
  • Gearing of Portfolio = 41.76%
