I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Analysis of AIMSAMP REIT

Price on 25th Jan 2012 = $1.005
  • Current Yield = 10.35%
  • Price-to-book Ratio = 0.734
  • Assets per unit = $2.288
  • Debt per unit = $0.92
  • Gearing = 40.2%
  • Interest Cover Ratio = 5.6 times
AIMSAMP Industrial Trust has announced their results earlier which I thought was good as they manage to improve their yield despite not paying 100% of their distributions.

AIMSAMP Industrial Trust has moved up quite significantly from $0.93 to the current price which I thought was a strong indication that it is undervalued. At current valuation, it is still the REIT with the highest yield. It is also trading at a discount to NAV which to me is attractive.

I am vested in this REIT with 14,000 shares and will be collecting $364 worth of dividends in this quarter. I will consider increasing my exposure especially when Cambridge Industrial Trust is getting less and less attractive.
