I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $3,800/month.

Purchase of Croesus Retail Trust

I have made a purchase last month of 19,000 shares on Croesus Retail Trust at $0.89. Here are the statistics of Croesus Retail Trust. It gives me a yield of 8.8% at a slight discount of Price-to-book ratio of 0.973. The price has since risen to $0.92 with its report coming up on 15th May. Anyway, here are the statistics. 

  • Current Yield = 8.80%  
  • Price-to-book Ratio = 0.973
  • Asset Per Unit = $1.744
  • Liabilities per unit = $0.829
  • Gearing = 47.5%

I like it for its high yield and the positive economics that Japan is having right now. It was a close call between Croesus Retail Trust and Ascendas Hospitality Trust but I do realize that hospitality trust has more risks involved compared to retail trust. Moreover, the price of Ascendas Hospitality Trust has went up before I make my decision so that has affected it as well.

  • Current Investment Value = $161,000
  • Dividend Income = Average of $1,052 per month.
  • Current Yield = 7.801%  
  • Price-to-book Ratio = 0.851
  • Gearing = 28.34%
  • Secured NAV = 54.36%
