I hope that my investment philosophy will bring me a steady stream of income apart from my job. I am aiming for at least $3,000 per month which can sustain the current expenses of myself and my family.

When I am looking at investing in REIT, here are some of the guidelines that I am looking at. Feel free to comment on it. I am willing to listen to ideas.

-> at least 8% yield.
-> Price that is lower than its NAV.
-> Low gearing (if possible)
-> High secured NAV.

Current Dividend income is $4,200/month.

Current Holdings... Increasing my Gearing to achieve higher yield

Hi everyone,

Last week, I have just bought another 154,000 shares of Global Investment Limited, bringing my total investment holdings to 784,299 shares which is really a lot and scary. Moreover this time round, I bought it with debt, thus increasing my leverage further. I just saw another opportunity, grab it and pay for it later since I now have this option. Is it dangerous? Well, yes but my intention is to pay down this debt with future savings which I am accumulating.

With that, here is my current holdings.


Valuation of my net assets has been dropping due to the recent fall in prices but it seem to have stabilized. I am also gaining experience in managing debt instead of just managing equity. I felt that I needed that (both pleasant and unpleasant) so that I can continue to grow in financial knowledge and experience.

    I saw you buying more Global Inv. I am holding a fair bit of this counter too, and I came across in hardwarezone forum with people saying this counter is a value trap. I am trying to read more to discern. What's your view?

    1. Definitely risky to concentrate on a small call stock. The dividend payout might not be sustainable during a recession.

      Yes, there is concentration risk. So I am watching it closely. In another words, I took the risk. :-)

  3. to play with debt, timing become very important. I can see you like GlobalInv a lot, it's a small cap equity firm, will need to exercise caution. All the best

  4. Although the yield may looks attractive but buying with debts might be a bit risky ,, since the underlying asset for such fund is hard to value ,,,I also vested some but is very minimal in my total portfolio ,,, just two cents of advise .... Cheers

  7. Hi, understand that you hold quite far bit of business trust and REITs in your portfolio. Do you make investment decisions by bottom-up analysing the assets within the REIT portfolio?

      I don't analyze all the assets within the REIT portfolio. It is not my full-time job... I just read the reports that they publish quarterly.
